A small private development company hired The Stevens Group to design, entitle and construct this 

mixed income development in the heart of Aspen, Colorado.

 

Mountain Oaks, Aspen – 22 deed restricted units for the Aspen Valley Hospital (see Project page)

 

Mountain View, Snowmass Village – 129 deed restricted condominiums with a mix of sales and rentals (see Project page)

 

Red Sandstone Townhomes, Vail, CO

Financing – Town of Vail General Fund, Eagle River Water and Sanitation District General Fund.

The Town of Vail contracted the Stevens Group, Inc. to develop a 1.8 acre parcel of land jointly owned 

with the Eagle River Water and Sanitation District. The contract was executed in July 1998 and in less 

than one year this 18 unit (two 9-plex structures) was completed and occupied. Previous attempts to 

develop this property for affordable housing had failed and been quite expensive. The Town and the 

District were naturally apprehensive about proceeding. Under a comprehensive development contract 

with a guaranteed price, The Stevens Group, Inc. was on schedule and on budget with this difficult 

project. With no subsidy to the project other that the land, units sold for $105,000, $138,500 and $168,500 for 

one-bedroom, two bedroom and three bedroom units respectively.

 

SilverLode Subdivision, Aspen – 15 free market lots ranging in price from $500,000 - $1,000,000 in 1996 (see Project page)

The Aspen Pitkin County Housing Authority saw what The Stevens Group accomplished in developing 

the Mountain Oaks project for the Aspen Valley Hospital, so they contracted with The Stevens Group 

to produce Truscott Place. This involved renovating the existing hotel at the City golf course into deed 

restricted units and adding 49 new deed restricted units, all on the 9th fairway of the golf course.

 

Twin Ridge, Aspen – 13 single family homes and 12 townhomes (see Project page)

Water Place, Aspen

The City of Aspen contracted The Stevens Group, Inc. to manage the design and approvals for this 

23 unit project. The units were available to City employees only and are located on the City Water 

Treatment Facility property. The project was designed to appeal to a broad spectrum of employees 

and incomes. As such it includes small town-homes to spacious single-family homes. The City financed 

construction out of existing City funds which were replaced upon sale of each unit.

 

West Ranch, Woody Creek, CO (see Project page)

 

10 fully deed restricted units, 1 free market lot

Developer –Aspen School District

Financing – Conventional bank construction/mortgage 

 

The Aspen School District found itself, as most businesses in Aspen, in the position of not being 

able to attract and keep quality personnel due to the lack of affordable housing. Deciding to take an 

active role in solving their problem, they hired The Stevens Group, Inc. to pursue the creation of 

affordable housing. Negotiating the donation of a 14 acre parcel of land from a local ranch owner, SGI 

began design and development of 10 units, specifically for teachers. With the renters on board, the units 

were sized and designed for their needs and financial capabilities. The result were 5, two bed-room units 

and 5, three bedroom meeting the rent capabilities of the District employees. This project received final 

approval in September 1998 and construction began in January 1999, with completion late summer of 

1999.

 

Williams Ranch, Aspen – consisted of 35 deed restricted single family homes and duplexes.  Homes ranged in price from $240,000 - $550,000 (see Project page)

 

W/J Ranch, Woody Creek – 27 deed restricted single family homes and revising the deed restriction for 33 existing units

Developer – W/J Ranch, Inc., Wink Jaffee Jr.

Financing – Private

 

With the desire to add to 33 existing rental units, this private land owner (Wink Jaffee) contracted The 

Stevens Group to design, entitle and manage the land and unit construction of 27 new rental units.

During the entitlement process, the existing 33 units were deed restricted to match the new 27 units.

The Stevens Group, Inc. was hired to prepare the site design and landscape architectural plans for this property owned by a long time local Aspen family, located at the base of Aspen Mountain.  We served as development consultant for the project, which sought rezoning to Affordable Housing and development under the 70/30 zoning parameters.
